Empty Property Business Rates – The Demolition Job

Rates on empty business premises came into force on April 1, 2008; owners having previously been granted relief on unoccupied properties by the 1988 Local Government and Finance Act.

Under that act empty industrial property was granted 100% relief while all other commercial property received 50% relief following an initial three months exemption. This is now a much talked about government policy in the current economic climate.

Although the new charge still allows relief for the first six months on industrial premises and three months for all other commercial property (it will not be available in relation to existing vacant buildings), the removal of relief thereafter has introduced a significant additional financial burden on property owners who have empty accommodation.

The Management at MJ Finnigan Limited would like to offer all property owners currently suffering from this tax an opportunity to make the most of what may be seen as a difficult situation.

What was previously a long-term investment is now a financial burden for developers and landlords who can expect significant cost increases for not using vacant commercial buildings.

Heavy rates are not the only incentive. Empty buildings quickly become targets for squatters, intruders and vandals. Strict health and safety legislation can be a headache to enforce and often require costly security measures.

Michael Finnigan says: ‘The new rates are forcing owners to focus and make decisions. This could mean early demolition of a site as a more profitable alternative to maintaining a building. A clear, level site is going to be of more interest to a potential developer than an empty building. From the owner’s point of view, he does not have to worry about building rates or security costs; security and health and safety is far less of an issue on levelled land.

MJ Finnigan Ltd wins Iconic Demolition Contract

Based in the heart of Widnes this once thriving and popular entertainment venue, The Queens Hall will soon see its last day as it is due to be demolished in the coming weeks.

Following several safety concerns over the condition of the derelict building the client, Halton Council made the decision to proceed with the demolition works.

After a strict pre qualification and competitive tender process MJ Finnigan is happy to announce that they have been awarded this Iconic Demolition Contract.

After being successfully awarded the contract the director, Michael Finnigan said “We are excited about this development for our company and proud to be involved in a job of this scale in the North West”.

The Queens Hall was once host to some iconic bands such as The Beatles, The Happy Mondays, and The Stone Roses as well as being a welcoming host to local bands and community events.

Works are due to commence on 1st December.

BBC Interview with Company Director Michael Finnigan

Company Director Mr Michael Finnigan was recently interviewed by Lesley Dolphin of BBC Radio Suffolk during the broadcasters “All Over Town” programme. The show was all about memories of Ipswich and specifically Cliff Quay Power Station, a former land mark on the Ipswich Sky Line. The power station was demolished in the mid 1990s and in the interview Mr Finnigan reminisces about what was one of the largest demolition contracts ever completed at the time in the UK.  The full interview can be listened to on the link below:-

Mansfield Tesco Demolition Phase 1 complete

April 2011 saw the start of phase 1 of our partnership contract with Tesco stores and Vinci Plc for the enabling demolition works as part of the £ 7, 000, 000 extension project at Tesco in Mansfield.

This complex project was completed within the restrictive confines of the live Tesco Store and included for Internal soft stripping of staff and canteen areas, demolition of 3 retail units immediately adjacent to the store including careful separation dismantling techniques as one elevation was adjoining another Argos retail unit which was to remain.  Our works also included for the stripping of cladding along the entire gable end of the store to enable the subsequent extension programme. Following the demolition significant quantities of concrete hardstanding and foundations were broken out and removed off site for recycling.

This complex project required flexibility and a pro - active project to daily changes in site conditions brought about by the construction process and working in close proximity to other contractors as well as the live Tesco store which remained open and trading 24 hours a day, 7 days a week.  we are happy to report the works were completed on time and to the satisfaction of our client.

A detailed Case Study will be published once the second phase of the works is completed in August 2011.

Demolition Complete at Acton Court

Large scale demoliton works have recently been completed at the former Acton Court Hotel site in South Manchester. 

MJ Finnigan were responsible for site diversions and disconnections on the 3 acre site (Gas, Electricity and Water). The company also undertook a detailed ecological Bat Survey to ensure that there were no endangered species in the building prior to demolition.

The contract completed over a period of eight weeks included for asbestos removal, soft strip, structural demolition, removal of foundations and basements and site clearance.

The works completed along the busy A6 road on the outskirts of Stockport town centre were successfully completed to the full satisfaction of the client who commented:- “Your operatives carried out the work to a high standard with no peripheral damage to other properties. I will certainly be recommending your company to fellow surveyors who have demolition issues”.
