Dismantling of LPG Storage and Vent Tank Areas, Baker Petrolite

The Project commissioned by Baker Hughes called for the safe dismantling and demolition of a number of LPG Storage Tanks, Vent Tanks, vessels, pipe work and over head gantries. The project was a particularly sensitive one located in the heart of the top tier COMAH (Control of Major Accident Hazards Regulations) site in Liverpool.

The site has process, blending and packaging facilities which manufacture oil production chemicals, refinery process additives, drilling fluid additives, well stimulation and workover additives for the Oilfield and Industrial markets in Europe and the rest of the world.

The on site production programme runs 24 hours a day 7 days a week and whilst on site it was vital that we adhered to the stringent health and safety rules and permit to work procedures. Our demolition operations were conducted in two particularly hazardous environments. The LPG storage area was located immediately adjacent to the Acid Tank Farm which contained a number of tanks holding hazardous materials. The vent tank area was even more challenging given its location next to the main production facility.

Following detailed planning in conjunction with the client and their CDM Co-ordinators a method of works was agreed to eliminate and disturbance to the plants production. The dismantling was carried out using oxy propane hot work techniques and craning down the plant in manageable sections as can be seen in the photographs.

The Head Site Process Engineer was very happy with our performance stating:- “I would like to complement your company on your professional approach to Health, Safety and Environmental issues on site which was of paramount importance to us from the outset. The method of works was highly efficient and ensured there was no risk to safety or the running of the plant’s operations.”

The Demolition of the Soaps Tower, Baker Petrolite

In November 2009 MJ Finnigan completed the demolition of the Soaps Tower Building at Baker Hughes in Kirkby. The project was one of the most technically challenging that we have undertaken to date. Throughout the 8 week project we have to demonstrate a consistent high degree of professionalism in complying the the stringent site safety standards and rules. We had to liaise on a daily basis with the site production staff and senior Baker Hughes personnel.

This was a very high profile project for the company and was carried out under the CDM Regulations. The location of the building due for demolition presented a number of challenges from a health, safety, environmental as well as production point of view. Some of the hazards that were identified and controlled were exposure to asbestos, working at heights, electrical hazards, major fire risk and line of fire.

The demolition was conducted with minimum disruption to the 24 hours a day 7 day a week production activities. The majority of the project was done under hot work permit. This was a great achievement for our team which displayed a cautious approach to site conditions throughout, carrying out the activities in a safe manner in compliance with this top tie COMAH site.

The maintenance manager on site was very complementary saying:- “please convey our thanks to all involved with your company. This is the 2nd time we have used the services of MJ Finnigan Ltd and it is our further intention to use them again.”

Soft Strip of Live Commercial Building on behalf of Bruntwood

April 2010 saw the company take on the significant challenge of stripping out the entire 7th floor of The Plaza Building on behalf of Bruntwood Properties in Liverpool. The Plaza Building is located in the heat of the commercial quarter of Liverpool City Centre and is occupied with some of the most well know names in business. The photograph below indicates the scale of the task we faced.

The floor plate measured 120 m x 25 m of old office space which had to be stripped back to the original core to allow for redevelopment and occupation of the new tenants. The programme was also very challenging and due to restrictions placed on working hours for the removal of waste materials necessitated working both day and night shifts.

The 6th floor below our site was occupied with client staff working from Bruntwood including senior management personnel and the 8th floor was occupied by Haliwells Law practice. The entire building was live and operational throughout our contract period. Due to the restive nature of the site all strip out works were carried out using dismantling techniques and a reverse of the construction process to eliminate the clients concerns with noise. All waste materials were removed from site out of hours via the loading bay goods lift.

The 8 week contract also included for isolation of all services to the floor plate including gas, electricity, water, fire alarm and the like. Two lift areas were also decommissioned and all plant and equipment dismantled and removed from site.

268 Tonnes of materials were removed during the course of the works including:- carpets, timbers, plasterboards, ceiling tiles, furniture, cabling, vinyl flooring, brick, block works, plastics, asbestos materials and scrap metal.

87% of the materials removed from site was recycled.

The works were completed on time and to full satisfaction of the client who commended our performance and congratulated us on a job well done with no complaints which due to the nature of the works was quite a feat.

Metrolink Extension Work:- Wythenshawe and Oldham

MJ Finnigan Ltd has recently completed two high profile demolition contracts on behalf of the Greater Manchester Transport Executive as part of the Metrolink Extension redevelopment works throughout the Greater Manchester area.

The contracts were awarded following a rigorous pre - qualification process and subsequent competitive tender demonstrating the high quality of service we offer to both the public and private sectors. Both projects represented a landmark for both communities in bringing the metrolink and much needed investment and jobs to Oldham and Wythenshawe.

The Oldham contract was completed in the town centre adjacent to a live college and a busy retail area. The works included for asbestos removal, demolition and significant land remediation of the former Oldham Baptist Church site.

The works in Wythenshawe called for the demolition of the former Norbrook Youth Club and also included for asbestos removal, soft strip, demolition, breaking out of floor slabs and foundations and hard standing areas.

The company was faced with challenging interfaces around the site boundary including densely populated residential housing, a live water way, and an adjacent youth centre which remained throughout.

The Senior Commodity Manager for the Transport Executive said upon completion:- “We are happy to report that the works went very well with no complaints from surrounding residents, In fact we have has some positive feedback from the local community who have commented on what a good job MJ Finnigan have done”.

Cooling Tower Demolition, Wockhardt UK

The company has recently successfully completed the complex demolition of a large scale Cooling Tower on behalf of Wackhardt UK at their pharmaceutical manufacturing plant in Wrexham.

The works were exceptionally challenging due to the extreme restricitions placed on our operations. The tower was located in the heart of a built up area of the plant with live buildings, pipe bridges, vessels and a sub station on all elevations. The only access point was a 1.5 m wide gap in between the live buildings.

The site plan demonstrates the restrictive access which our operations had to the tower. In addition to this the site was located immediately adjacent to the main entrance and security area. This meant all of our proposed method statements had to be designed and approved by the chief engineer in strict agreement with the site traffic management rules with no effect or disturbance to the day to day running of the site’s operations.

The tower was dismantled in a reverse of the construction process using a combination of access platforms, scaffolding, craneage and skilled dismantling techniques. The project included for the removal of significant quantities of asbestos containing materials, plastic and tanalised timbers all of which were dealt with in accordance with legislative requirements. MJ Finnigan produced a detailed Site Waste Management plan at the end of the project for the client identifying precise quantities of material taken off site for recycling and disposal at landfill.

The project was completed to the full satisfaction of the client who was very complimentary upon completion saying:- ” I am extremely please with the way the  professional manner with which the cooling tower has been de-constructed. It is quite comforting to have absolute confidence in your company and not have to micro manage the project”.
